Landlord gas safety certificates
Gas Safe CP12 certificates and Legionella risk assessment reports for rented properties.
Landlords must have gas appliances in rented properties checked every 12 months by a Gas Safe registered engineer.
We are qualified to carry out gas safety inspections and issue certificates. If an appliance requires repairs or servicing, this can usually be carried out during the same visit.
Upon completion of all necessary safety checks you will be issued with a certificate as proof that all appliances are safe to use. A copy must be given to your tenant within 28 days, and you must retain a copy for two years.
All safety inspections include
- Full system tightness test to confirm no gas leaks in the property
- Appliance check for gas tightness
- Standing and working pressure check
- Burner pressure/gas rate checked against manufacturer's data plate
- Ventilation check
- Flue flow test to ensure removal of products of combustion
- Satisfactory operation of all flame failure devices
- Checks for installation defects that do not comply with current regulations
- Investigation of any evidence of unsafe operation, reported to the responsible person
Legionella risk assessment reports
As a landlord, you are responsible for making sure the water system in your rented property is safe and does not expose tenants to unnecessary risk of legionella. We carry out Legionella risk assessment reports for rented flats and houses across Stirling and Central Scotland.
Our assessment reviews your hot and cold water systems, identifies any areas of concern, and sets out practical control measures. You receive a written report you can keep on file and refer to when maintaining or updating the property.

- Assessment of conditions that could encourage legionella growth
- Review of temperature control, dead legs, and little-used outlets
- Written report with findings and recommended actions
- Advice on routine checks and when to review the assessment
